As part of our Management service we do not charge Management Fees when the property is vacant or on rents not received, which ensures we are highly motivated to collect your rent. Our Management Fees are negotiable on the size of a landlords portfolio and the type of management required such as for a HMO property or a standard residential property.

We have a full Maintenance Team capable of conducting small maintenance repairs to full property refurbishments and conversions. All works and conducted to the highest of standards by qualified trained professionals.

Not all fees are charged in every instance as these are determined by the level of service offered and may vary.

Unless otherwise agreed in writing the following fees may be charged:

Letting/Tenant Finder fees include

Rent Collection and Property Management fees (charged in addition to the Letting fee above)

  • Take over fee for current tenanted property £120.00 inclusive of VAT
  • Letting fee £420.00 inclusive of VAT (Fully Managed)
  • Letting Fee £540.00 inclusive of VAT (Let Only)
  • Erection of advertising board or signage £30.00 inclusive of VAT
  • Inventory Fee £120.00 inclusive of VAT
  • Internet, portal and press advertising fees are agreed with the client.
  • Take over fee for current tenanted property £120.00 inclusive of VAT
  • Letting fee £420.00 inclusive of VAT (Fully Managed)
  • Letting Fee £540.00 inclusive of VAT (Let Only)
  • Erection of advertising board or signage £30.00 inclusive of VAT
  • Inventory Fee £120.00 inclusive of VAT
  • Internet, portal and press advertising fees are agreed with the client.
  • Commission is charged as a percentage of the rent collected up to a maximum of 15% plus VAT subject to a minimum monthly fee of £36.00
  • For overseeing works of repair, renewal, redecoration or insurance claims which exceed the equivalent value of one month’s rent, a fee equivalent to 15% Plus VAT of the invoiced work or 15% + VAT of the insurance claim will be charged.

Tenancy deposit dispute fees

Additional services may include: –

  • Preparation of a schedule of dilapidations £120.00 inclusive of VAT
  • Obtaining quotes and preparation of evidence for submission to an adjudicator £120.00 inclusive of VAT

  • Preparation of court documents £48.00 inclusive of VAT
  • Preparation of paperwork for Deposit Claim £48.00 inclusive of VAT
  • Completing a statutory declaration and have this signed by a solicitor for a deposit claim £180.00 inclusive of VAT
  • Conducting a property inspection in accordance with Hull City Council Enviromental Health Practice £60.00 inclusive of VAT
  • Additional Property visits £36.00 inclusive of VAT
  • Deposit Registration fee £36.00 inclusive of VAT
  • Checkout Fee £36.00 inclusive of VAT
  • Submission of Non-Resident Landlord’s Receipts to HMRC, per quarter £36.00 inclusive of VAT
  • Supplying duplicated or copy rent statements £18.00 inclusive of VAT
  • Obtaining an Energy Performance Certificate £114.00 inclusive of VAT
  • Obtaining a Gas Safety Certificate £78.00 inclusive of VAT
  • Conducting works as per quotations provided.
